Custodial, Security and Handyman services are available from the Building through GCAware.
Cleaning The building provides janitorial service within the common areas and your Tenant suite pursuant to your lease. Basic cleaning services are provided Monday through Friday Evenings. A list of these services and their frequency is provided in this section. The Building Management also provides Day Porter services for restrooms and trash removal.
Carpet Cleaning Carpet cleaning beyond what is indicated in your lease during the term of your lease, will be at the Tenant’s expense. The Building’s carpet cleaning contractor will provide competitive rates, but require 48-hour prior notice through GCAware and the Property Manager to arrange such service.
Window Cleaning Interior and exterior windows will be cleaning on an as-needed basis at the Landlord’s discretion. Event Support When hosting a large event or at any other time, a Tenant Company may need to request additional janitorial or security support to assure the health and safety of their employees/members and guests. The Property Management has arranged with selected providers for building tenants to access these services at favorable pre-negotiated rates. Please see the Event Guidelines section for rates, rules and regulations. Consultation The Building's Services may provide consultations to Tenant's regarding a project or service needed. rates may apply given the scope of the consultation.
Additional Services Additional services (conference room set-up, electrical installations, moving, locksmith etc.) are available to Tenants by Building approved, licensed contractors. Ordering these supplemental services is done via an online submission of a GCAware Work Request. GCAware access if provided to each tenant’s Office Liaison to allow easy access to these services. Once a request is entered the tenant liaison may track the progress of their request in GCAware. A brief introduction and user’s guide to the work order system is provided in the following pages. Please allow 72-hours notification prior to request for activation. If you have any questions regarding the services available, or scheduling a service, please contact: Property Management Additional 'Special Project' Services If you are interested in receiving a bid for additional services or special projects, please submit your inquiry via GCAware. Follow-up your request with an e-mail to the Property Manager at [email protected]. Special projects include any service that requires the purchase of additional materials and is not listed in the range of Janitorial Services Requirements listed below. Examples are: Painting a room, installing white boards, laying new carpet, etc. These materials and services will be billed back to the Tenant. This request is then vetted by the Property Manager and with the appropriate teams. If approved, the Property Manager will respond to your inquiry with a bid and proposal for said project, and will not proceed till proposal has been signed off on by tenant group and Property Manager. Security Service, Inc. Special Events Rates Security Officers
Security Supervisors
For Special Events, Overtime is billed for shifts over eight (8) hours up to and including twelve (12) or fraction thereof. Shifts thirteen (13) hours or longer will be split. Additionally, coverage requested or added forty-eight (48) hours or less prior to the start of the event will be billed at the overtime rate. No overtime will be scheduled unless mutually agreed upon prior to scheduling. Under normal circumstances, a quotation for security will be provided in advance. Events requiring five (5) or more Security Officers will require a dedicated Security Supervisor. It is recommended for large events relief coverage is included in the security program. Holidays are as follows: New Year’s Day, Martin Luther King, Jr. Day, President’s Day, Easter, Memorial Day, Independence Day, Labor Day, Columbus Day, Veteran’s Day, Thanksgiving Day, and Christmas Day.
